Good News! Feds to Keep Interest Rates Low Until Mid 2013 – Whew!

Given the rocky last few days on Wall Street, I am very happy to hear and share this news about the interest rates staying low… Though I am surprised to hear the Feds are committing to this until some time in 2013. Happy but surprised! Now if only they would just do a blanket mortgage rate reduction to all existing home loans, that would really be awesome for the economy! Making homeowners payments more affordable, would stop a lot of short sales and foreclosures, (best for the homeowner, bank, neighborhood, community too) and it would give homeowners more expendable income to go out and stimulate the economy which would create more jobs!  : )

In an unusual step, the Federal Reserve vowed Tuesday to keep interest rates low for at least the next two years.

The Fed said it’ll keep its key benchmark interest rate near zero through mid-2013. The Fed’s commitment was welcome news to many in the real estate industry who see it as a positive move for the housing industry, allowing buyers more time to take advantage of ultra low mortgage rates.

The Fed said in a statement following its regular policy-setting meeting Tuesday that the overall economy has grown “considerably slower” than it expected and that consumer spending “has flattened out.” Some economists in recent days have expressed concerns that the U.S. is heading for a double-dip recession.

Fed officials “are very nervous about the economy,” says Mark Zandi, chief economist at Moody’s Analytics. “This is unprecedented for the Fed to indicate they are ready to keep rates low for two more years.”

Still, the Fed continues to forecast a moderate pick-up in growth for the economy in the second half of the year.

Check out this article written by RealtyTimes, Carla Hill– here she delivers some not so good news in that there has been a downward trend since 2006 in the cost-to-value ratio, 3.8% in the last year… However, its not all bad news– it does tell you what the top 10 remodeling projects were in the last year and that minor kitchen remodels carry a higher price tag. Which for me as a Realtor, that’s great to hear– Over the years, I have often suggested a seller do some minor to major kitchen remodeling as kitchen’s are so important to today’s buyers.

Stapleton Has So Much To Offer!

I’ve been working practically non-stop for some time now and the weather was so beautiful today– so I decided to take most of the day off and enjoy the neighborhood I live in. Stapleton. Earlier today I took my cute little dog Sophie, a Bischon, for a nice long walk. First meandering through the neighborhood– As we kept a decent pace, I admired all the different architectural styles of the homes and townhomes that make up Stapleton. We connected with the walking/biking trails that wind in and through Stapleton– marveling at the wonderful mountain views I could catch as I looked to the west, greeted each runner, walker and child riding bikes along our path and enjoyed watching Sophie in her prime as she led the way!

Later in the early evening, with my college age daughter back at home for the summer, she suggested a bike ride to Stapleton Town Center for a bite to eat. I was happy to get outside again, and this time with my amazing daughter Samantha! We pulled the bikes out for the first time this season, they were pretty much ready to go– a little air in the tires and away we went! We peddled pretty fast through the neighborhood, having fun along the way. Made it to Town Center and decided on Udi’s. One of our favorites. Though…. the Town Center has many options to consider. Noodles and Co., Chipolte, Pizza, Berkshire, Sushi (not for me!) and a few others. We sat outside and enjoyed our favorite greek salad with a side order of the best Blondie dessert bar in town!  : )

Samantha caught off-guard!

Once we were done, we headed east and took the long way home! We cruised Central Park, past a group of mom’s exercising in the park while their cute babies sat in their strollers watching! Past a team of young aspiring baseball players playing t-ball– reminded me of when Sam used to play at that age… Past the wonderful water fountain where kids ran through the water shooting up from the ground. Past one of the coolest playgrounds I think I’ve ever seen– if only I were a kid again!  : ) Past the new Central Park Rec Center, which I need to buy a membership for and then onto the Westerley Creek bike path that takes you along a wonderful natural setting that makes you feel you are certainly not in the middle of a city neighborhood! We were having so much fun and burning off the Blondie bar at the same time! Yes!

We made it home, parked the bikes and said we’d do it again! Stapleton is really an amazing place to live… Something for everyone! There is so much more to see and appreciate when you’re walking or riding a bike instead of driving in a car.

Though I did manage to snap this picture of my daughter as we enjoyed our dinner at Udi’s, next time I will bring my camera and snap some pictures along the way! I do need to add some photos to my Flickr Stapleton photo album.  : )

Five Points, Let the Revitalization Begin!

Great things are about to happen in Denver’s historic Five Points district along Welton Street. The former Rossonian Hotel, once the center of Denver’s jazz scene in the early 1900s, has stood vacant for years at the five-point intersection of Welton, 27th Street, E. 26th Avenue, and Washington Street. That is about to change.

Many people have been working for many years to jump start the Welton Street corridor’s revitalization, and finally those efforts are paying off. Two of the leaders of the Five Points revitalization effort are Carl Bourgeois and Chris Coble, both with Civil Technology, Inc. Carl, Chris, and their team are about to transform the historic Rossonian into a mixed-use project with ground-floor restaurant and office spaces above, while preserving the building’s historic facade. The Rossonian renovation project will be complete in 2012.

But that’s not all. Civil Technology, Inc. has four additional projects planned for some of the vacant parcels in the vicinity of the Rossonian. These new construction projects include:

- A boutique hotel (125 rooms) with 30-50 residential units above and ground-floor retail, scheduled for 2013 completion

- A mixed-use project including approximately 20,000 SF of retail and 80,000 SF of office space with residential apartments above, scheduled for 2014 completion

- A shared parking garage facility with ground-floor retail, scheduled for 2014 completion

- A 15-unit upscale urban brownstones project featuring 3 and 4 floor units, scheduled for 2015 completion

The Welton Street corridor is one of the city’s oldest commercial districts surrounded by some of Denver’s best Victorian-era homes. The transformation of the Rossonian and associated projects will likely be the catalyst that restores the historic vitality to this important Denver neighborhood.

As a Realtor who has helped clients in the Five Points neighborhood, this is great news! I have been hearing for years that this was in the works and had yet to see anything happening. It appears this company, Civil Technology, Inc., as one of the key players, is finally going to bring this to fruition.

I will keep an eye on this and share any news that I see or hear–
