I just received a wonderful referral to potentially list a home in West Wash Park, so I  thought I would pull the recent market activity for my own knowledge, always good to stay up on the latest, and share it on our office blog and on www.debgoetz.com too!

Property Touring Tuesdays at DBCR!

Every Tuesday, the Agents in our office get together, coordinate preview appointments in a particular area and price range of a Denver neighborhood and we tour them! We are not partial to just our office listings, we look at everything that is on the market no matter who has them listed.

Why?

Because promoting ourselves as true Neighborhood Experts means knowing the product (the home and the neighborhood) and the market that property is located. We are 100% focused on the wonderful neighborhoods of Denver. That means we don’t sell outside of the Denver metro area. We don’t try to be all things to all people and properties. City properties need city agents and suburban properties need suburban agents. Honestly, its like trying to fit a square peg into a round hole. Most Agents won’t tell you that but we will because it matters. So in order to provide the best service to our clients, we must focus on the product we sell.

We want to know: What is active on the market? How long has it been on the market? What’s preventing its sale? Have their been price adjustments? How do neighborhoods compare? When did it go under contract and when and how much did it sell for? Were there concessions?

Property Touring – City Park South & Whittier Neighborhoods

This week, we toured 4 homes in the City Park neighborhood and 3 homes in the Whittier neighborhood. What wonderful homes! It would be hard to pick a favorite… We looked at homes in the $300,000-$500,000 range. They were all either story and a half or full 2-stories. Great remodeled homes with convenient access to the wonderful City Park, City Park Golf Course, Denver Zoo, Imax, downtown, lots of restaurants close-by and just really nice beautiful old character and charm in each and every home we toured. If I had to choose… my favorite would probably be…

Denver Neighborhood: Whittier

As the description reads, “Terrific Remodel…” It really is! New kitchen, new bathrooms, new 2 car garage, new, new, new! And they did a great job on the finishes– it is stunning from the minute you walk in the door! Property Touring – Park Hill Neighborhood, Again!

After the previous week, we decided to tour in Park Hill again and go up into the $375,000-$430,000 range. We decided to go back to Park Hill to not only see more wonderful Park Hill homes but to also gauge the value of the property we picked as our favorite last week, the home on Bellaire, once it was remodeled.

Based on the properties we toured this time, with similar sqft, beds/baths, one could see that Bellaire would potentially be valued in the $400k-$425k range fixed up. My estimate for repairs on Bellaire would be around $60,000 (no I am not a contractor, just fairly knowledgeable on costs). Needs a new kitchen, 2 new baths, maybe remove a wall or two, re-do floors, paint, remodel basement beds/baths and laundry, consider installing a new HVAC system, fix up the landscaping and some other misc. repairs to the house and garage. An excellent comp to the Bellaire property was a home we toured at 2990 Birch St. only a block away. It is listed at $428,500 has a little smaller footprint and 1 less bedroom but does have that extra master suite bath.

This home has been beautifully remodeled and the contractor did some wonderful changes in the home. Opened up the ceiling in the living room, exposed some of the brick wall, added a stairway access to the finished basement, made a master suite/bath on the main floor and then finished it all out with excellent finishes. Property Touring – Park Hill Neighborhood

This week we toured Park Hill– Park Hill is east of downtown Denver and bordered by Colorado Blvd on the west, Colfax Ave. on the south Quebec on the east and really up to Hwy 70 on the north though most of the homes are south of 38th Ave.

Park Hill covers a lot of ground! Seems to be one of the biggest neighborhoods in Denver and by far has some of the most beautiful tree-lined streets around. Drive Montview Blvd or 17th Ave and you’ll see what we mean! Park Hill has a few commercial enclaves that invite neighbors and of course anyone to enjoy the great restaurants and shops they offer. Though there are these commercial areas, the neighborhood is pretty quiet…

We toured 4 homes, in the $300,000-$400,000 range. More bungalows! I’m seeing a theme here… Mostly because this price point is great for a single level home with or without a finished basement in most any Denver neighborhood. I said ‘most’! There are some areas where the price range, even for a bungalow exceeds $400k and well into $500k +. Overall, the homes we saw had from 1200-1400 above ground sqft with additional finished sqft in the basement. One was a bank-owned in bad shape esthetically but could be a great fix/flip IF the bank would lower its price to something reasonable. Banks are just clueless…

Our favorite of the tour was…

3050 Bellaire St. @ $304,950 The bank-owned! (now lowered to $299,999)

Denver Neighborhood: Park Hill

This is a diamond in the rough– the potential is all there! Great curb-appeal, a spacious and nice floor plan with 5 bedrooms/2 baths, 1421 above ground sqft, a full basement with tons of potential and a nice quiet block, close to City Park, Park Hill Golf Course, the Denver Zoo, Imax and more! As a Realtor who loves working with developers and contractors, I would love to assist on the investment and remodeling of this home or find someone who would like this great home and who is willing to put some money and elbow grease into it… First, let’s negotiate that price down! Property Touring Tuesdays – Highland Neighborhood

Our tour this week, brought us to the very popular NW Denver neighborhood of Highland. Highland is essentially bordered by 38th Ave. to the north, Sheridan Blvd to the west, 29th Ave. to the south and Federal Blvd to the east– though it does curtail over to the I-25 corridor on the south end of the border, following Speer. There the area is referred to LoHi. Lower Highlands and to the north of this is an area called Potters Highland.

The draw to this part of Denver is really limitless…

- Diversity in many ways

- High Walkscore– very close to many popular bars, restaurants and small local shops

- Old architecture mixed with new built homes

- Close to downtown

- Easy to get to the mountains!

We looked at four homes priced between about $300,000 to $400,000. All were the ever popular bungalow style. Above ground sqft was about 1,000 sqft, a couple with less and a couple with more. Most were 3 beds/2 baths and all of them had been updated or remodeled fairly recently and included finished sqft in the basement. Our favorite on the tour was…

3241 Grove St. @ $317,500 (has now been reduced to $315,000)

Denver Neighborhood: Highland

What a cute house! Updated throughout with a loft! Bamboo floors, exposed brick in many of the rooms, new one car garage, slate floors, gas fireplace, and a custom built wine cellar!

Great location nestled between the best of Highland Square and LoHi– this is a great buy for Highlands! In fact, based on our collective opinions and knowledge, and based on the other homes we saw this day, we think it is under priced. Homes for Sale in Harkness Heights

Our tour this week, brought us to the small but yet character full neighborhood of Harkness Heights. Harkness Heights is located in NW Denver, between Lowell and Federal Blvd., 41st and 44th. Harkness Heights was established in 1903 and has a wonderful selection of all brick Bungalows, some Denver Squares and Victorians, as well as others that have some interesting history. Often, this neighborhood and a few others we will be touring in the next couple of weeks, get bundled into being a part of Highland, when technically its not. And it shouldn’t be! :) Harkness Heights is its own community and the homeowners there are proud to say they live in Harkness Heights.

We toured five homes, some were completely and extensively remodeled and some still had much of the original character throughout but yet needed some work. Check out our pick of the day!

Denver Neighborhood: Harkness Heights

This house was really quite amazing inside– designed and built by a well-known developer at the time, in 1928, Louis Spallone. He built a number of homes in this neighborhood, all having a bit of an Italian flair. A raised ranch with amazing original character throughout the home, up and down, you have to see the pictures or really, tour it to appreciate it. This home has almost 2,000sqft above ground and another 1,000sqft finished in the basement. 4 bedrooms, 3 baths, large 12,500 corner lot, huge double garage, a walk-out basement w/ huge sliding wood doors that lead to the well-landscaped backyard, and there’s a ballroom! Yes! Here are a few pictures. Other quick notes, the bedrooms are really nice sized with built-in wardrobe closets, the kitchen has been somewhat updated but would probably need some additional work and the main bathroom needs some updating too. This is an amazing home with incredible Denver history, looking for a owner who would love and appreciate its unique charm and appeal.
